Cost and budget

How much does a custom home cost in Coeur d'Alene and North Idaho?

Our custom homes typically fall in the luxury tier for the North Idaho market. Exact pricing depends on three variables: lot conditions (grading, utilities, access), square footage and complexity, and finish level. We provide a written, itemized bid after a pre-construction consultation — not a vague "investment range." Is building a custom home cheaper than buying an existing one right now?

In the North Idaho market, buying an existing home at the top of the market is often more expensive per square foot than building new, once you factor in the renovations buyers typically end up doing to an older home. Building new also gets you warranty coverage, modern efficiency, and a floor plan tuned to how you actually live. That said, buying is faster — if you need to be in a home in 90 days, building is not for you.

Do you require a deposit to get a quote?

No. Pre-construction consultations are free. We won't ask for a deposit until there's a signed construction agreement and a scope defined in writing.

How are bids structured?

Written and itemized, line by line. You'll see the allowance for each major category (framing, roofing, HVAC, cabinets, flooring, etc.) and be able to adjust any of them up or down before signing. This is the opposite of the "final number with no breakdown" approach some builders use, and it's one of the things past clients most consistently mention in their reviews.

Timeline

How long does it take to build a custom home in North Idaho?

A typical NW Custom build runs 9 to 14 months from the start of construction to final walkthrough, depending on size, complexity, and lot conditions. Pre-construction (design, permits, site prep) adds another 3 to 6 months on top of that. Weather and supply-chain volatility can shift these, but we keep you on a written schedule updated as we go.

What season is best to start construction?

We start builds year-round. Late spring through early fall is ideal for site work, foundation, and framing in North Idaho, but modern construction methods let us continue meaningful work through winter once the home is dried in. If you're choosing, aim to break ground in April–June so framing happens before snow flies.

What happens if weather delays my build?

Weather delays are real in North Idaho. We build contingency into every schedule and communicate changes in writing as they happen — you should never be surprised by a delay.

What's the first step in building with Northwest Custom Homes?

Who will I actually work with during the project?

Eric Fendich (owner) leads construction personally on every build. Luba Fendich leads interior design. You're not handed off to a project manager you've never met. That continuity is the main reason clients come to us rather than a larger production builder.

What's your design-build process?

We combine design and construction under one roof — architecture, interior design, and build are handled in-house rather than bid out to third parties. This removes the finger-pointing phase most clients encounter late in a build, and it lets us lock in design decisions that won't blow the budget in month six. See our full step-by-step process.

Can I use my own architect or designer?

Yes, though we usually recommend starting with our in-house team because of the continuity advantage. If you've already been working with an architect you love, bring them and we'll collaborate.

Land, lots, and location

Do you build on land I already own, or only in your neighborhoods?

Both. Our Build-on-Your-Land program covers all of Kootenai County and most of North Idaho. If you've already got the lot, bring us the survey and we'll schedule a site walk. We also build in established custom-home communities using our own floor plans — Oakhaven (our 2025 Parade of Homes winner), Stonebridge, Belmont Manor, and others.

Where exactly do you build?

Active build areas: Coeur d'Alene, Hayden, Post Falls, Rathdrum, Athol, Harrison, Dalton Gardens, and Hauser — all of Kootenai County. We have a specialty in lakefront homes on Lake Coeur d'Alene and Hayden Lake.

I don't have a lot yet. Can you help me find one?

We don't represent buyers on land purchases — that's a licensed real estate function — but we regularly walk prospective lots with clients before you commit, and we'll give you a straight read on whether a lot will build cleanly and cost-effectively. That free lot-walk has saved more than one client from buying an expensive-to-build site.

Credentials and warranty

Are you licensed and insured in Idaho?

Yes. Idaho contractor registration RCE-43798 through the Idaho Contractors Board, fully insured, and every home comes with a written warranty. Public verification: ibol.idaho.gov.

What kind of warranty do you offer?

Every home includes a written warranty covering workmanship and materials. Structural elements are covered longer than finish items — the exact terms are laid out in your construction agreement before signing. We also stay engaged after handoff: it's common for us to come back for a one-year walk-through and address any settling issues.

Are you a certified Green Builder or Energy Star builder?

We build to modern energy-efficiency standards — superior insulation, tight air sealing, quality windows, efficient mechanical systems — regardless of a specific certification. If you want a specific certification (Energy Star, NGBS, etc.), we can build to it; ask in your consultation.

Scope of work

Do you do remodels, additions, or renovations?

No. We build new construction only — no remodels, no additions, no second stories or ADU add-ons to existing homes. This is a deliberate positioning: our craft is best served by starting with a blank slate. If you need remodel work, we're happy to recommend North Idaho specialists we trust.

Do you build smaller homes or only luxury custom?

We typically build in the luxury tier for the North Idaho market. We're not the right builder for a basic spec home. If your project is a smaller first-time build, we'll tell you honestly whether we're a fit or point you elsewhere.

Do you build townhomes, duplexes, or multi-family?

Our focus is single-family detached custom homes. We don't currently take on multi-family or townhome projects.

Where can I see a Northwest Custom Homes build in person?

Completed and in-progress builds are listed on our projects page. During the annual North Idaho Parade of Homes (late summer), we typically have at least one home on the tour — our 2025 Oakhaven entry won the People's Choice Award.
