Who this is for
If you own land in Kootenai County, Bonner County, or elsewhere in North Idaho and you're ready to build a custom home on it, this is the page for you.
About 60% of the homes Northwest Custom Homes builds each year are on land the client already owns. Inherited parcels, recent purchases, long-held family acreage, lakefront lots held for a generation — we've built on all of them. Our Build-on-Your-Land program is designed to make the transition from "I own a great piece of land" to "I'm moving into the house I imagined" as direct as possible.
How it works (four steps)
Step 1 — Send us the lot
Email us the plat, a copy of the deed or purchase agreement, and any existing site survey work you have. If you don't have a survey yet, that's fine — we can tell you whether you need one and how to get it done.

Step 2 — Schedule a site walk (free)
Eric Fendich — owner and lead builder — walks every site personally. The walk takes about an hour. We look at slope, soil, access, utilities, tree coverage, setbacks, views, solar orientation, and anything else the lot is trying to tell us.
You don't need to have a floor plan in mind to schedule the walk. In fact, it's often better if you don't — the lot usually wants a specific kind of house, and we can start that conversation outside.
Step 3 — Receive a written feasibility summary
Within about a week of the walk, you'll get a short written summary that covers whether the lot can support the home you're imagining, the likely permit path and timeline (standard vs. lakefront vs. shoreline), a realistic budget range for both site work and the home itself, any risks or surprises we've identified on the lot, and whether we think we're the right builder for your project — honestly.
About a third of our feasibility summaries end with "here's why we're not the right fit." That's a feature, not a bug. We'd rather tell you up front than find out two months in.
Step 4 — Pre-construction and build
If we move forward, we enter a formal pre-construction agreement. From there the path mirrors any of our builds: design with Luba, engineering, permitting, foundation, framing, finish, walkthrough, warranty. Typical timeline from signed pre-construction to keys is 10–14 months, plus permitting.
Areas we build in
We cover essentially all of Kootenai County and most of North Idaho. Specifically: Coeur d'Alene and surrounding neighborhoods; Hayden — Hayden Lake lakefront and inland acreage; Post Falls — river-adjacent, Corbin Senior, Ross Point; Rathdrum — Twin Lakes, Rathdrum Mountain slope lots, rural acreage; Athol — Farragut and Bayview corridor; Harrison — southern Lake Coeur d'Alene; Dalton Gardens — semi-rural Kootenai County estate acreage; and Hauser — Hauser Lake communities.
We'll also consider projects in Bonner County (Sandpoint, Priest River, Hope) and further North Idaho. If your land is outside these areas, send it anyway. We'll tell you honestly whether we're the right fit.
The kinds of lots we build on
Every lot is different. A few categories we see often:
Lakefront lots
Lakefront is our specialty. We've built on Lake Coeur d'Alene, Hayden Lake, Twin Lakes, and Hauser Lake. Lakefront work requires a builder who understands shoreline permitting, lot-slope foundation engineering, and the specific demands of lake-weather exterior materials. If you have a lakefront lot and you're choosing between builders, the most important question to ask each one is: "Have you built on my lake before?"
Sloped and hillside lots
Much of Kootenai County's most desirable building land is on hillside terrain with meaningful slope. Stepped foundations, engineered retaining walls, and careful site drainage separate a well-built hillside home from one that develops problems five years in.
Rural acreage
Large-acreage parcels — 5, 10, 40+ acres — typically need their own access drive, private septic, well, and sometimes utility extensions. We've done multiple builds on rural acreage across Kootenai and Bonner counties and can walk you through the full infrastructure conversation.
Family land
If you're building on land that's been in your family, there's usually a story attached. We've built second-generation homes a few hundred feet from the original farmhouse, custom retirement homes next to the grandkids' house, and intergenerational compounds with multiple dwellings on shared acreage. These builds often have emotional weight that a subdivision build doesn't. We treat them accordingly.

Eric is on your lot, not running eight jobs at once. Our model is intentionally low-volume. Eric leads every project personally. When the framer has a question, Eric's there. When the foundation inspector shows up, Eric's there. When you drive out on a Saturday to see how the house is coming, there's a good chance Eric's there too.
Interiors designed in-house. Luba Fendich leads interior and exterior design for every NW Custom build. She's part of the design conversation from the first site walk — not hired at framing time. This is why our homes feel authored rather than assembled.

Frequently asked questions
Will you build on land I already own in North Idaho?
Yes. Northwest Custom Homes's Build-on-Your-Land program covers all of Kootenai County and most of the broader North Idaho region, including parts of Bonner County. The first step is a free site walk with owner Eric Fendich.
What does the site walk cost?
Nothing. The initial site walk and written feasibility summary are provided at no charge. We'd rather have the honest first conversation than have either of us discover six weeks into design that the lot and the budget don't match.
How much does it cost to build a custom home on land I already own in Kootenai County?
Cost depends on lot conditions, home size, and finish level. Custom homes in our market in 2026 range from approximately $400 to $900-plus per square foot, with most luxury builds landing between $550 and $750. Land already being owned typically saves 15–25% of an all-in budget compared to buying land plus building.
How long does the process take?
From signed pre-construction agreement to final walkthrough: typically 10–14 months, plus 4–8 weeks for standard permitting or 8–16 weeks for lakefront permitting. The pre-construction phase itself takes 2–4 months depending on design complexity.
Do I need a floor plan before we meet?
No. Many clients come in with only a rough idea. The site walk often reshapes the floor-plan conversation anyway — lots usually have opinions about where the house should sit. We have several signature floor plans (Oakhaven, Stonebridge, Belmont Manor) that can be customized to your lot, and we also do fully custom design.
Do you build in Bonner County, Sandpoint, or further north?
We'll consider projects outside Kootenai County case by case. Our core build area is Kootenai County, but we've taken projects in Sandpoint, Priest River, and Hope. Send the lot and we'll give you an honest answer.
Can you help me evaluate a lot I'm considering buying?
Yes. We do pre-purchase lot walks regularly. If you're a few days out from closing on a piece of land and you want a builder's read on whether it can support the home you're imagining, call us. This is some of the most valuable work we do for clients — finding out what a lot costs to build on before you buy it can save a six-figure surprise later.
Do you do remodeling or additions to existing homes on the land?
No. Northwest Custom Homes focuses exclusively on new construction. If your land has an existing structure you'd like to renovate or expand, we'd refer you to one of several North Idaho remodeling specialists.
