1. Eric is on-site. Every project. Every phase.
Most custom builders hire project managers who run multiple jobs simultaneously and visit each site once or twice a week. Our model is the opposite. Owner Eric Fendich — third-generation North Idaho builder — personally leads every NW Custom Homes project from pre-construction through the one-year warranty walkthrough. When you build with us, the person responsible for framing quality and detail carpentry is the same person who signed your contract and who will pick up when you call.
2. Interiors designed in-house, from first sketch to final finish.
Luba Fendich leads all interior and exterior design for Northwest Custom Homes. She's not a subcontracted decorator hired after the home is framed — she's part of the design conversation from the very first pre-construction meeting. This is why every NW Custom build reads as a single, coherent aesthetic: warm natural materials, modern-vintage craftsman detailing, and interiors that feel authored rather than assembled.
3. Craftsman detail as the default, not the upcharge.
We don't build two quality tiers. Every home we build gets the same level of framing precision, detail carpentry, and material selection — whether it's our flagship Oakhaven floor plan or a custom lakefront estate. If you're looking for production-builder pricing with a custom floor plan, we're probably not your builder. If you're looking for a home that'll still feel beautifully built in 2065, we might be.
The Northwest Custom Homes process
Every build follows the same five-phase process. It takes about 10–14 months from first consultation to key handoff, depending on complexity, lot conditions, and finish selection.
Phase 1 — Pre-construction consultation (2–4 weeks)
We start with a 45-minute meeting — either on your lot or in our Hayden office. We walk the site, talk through your floor-plan ideas, ask about how your family actually lives in a home, and give you a direct answer on project fit. No pressure, no pitch deck. About a third of our pre-construction consultations don't become projects, and that's fine — we'd rather tell you we're not the right builder than take a job that won't go well.
Phase 2 — Design & engineering (6–10 weeks)
Luba leads design. You'll see floor plans, elevations, interior selections, and structural engineering as they develop. Our aesthetic lane is modern-vintage craftsman — warm woods, honest materials, restrained detailing. If you're coming to us, you probably already like that direction; if you don't, we'll refer you to a builder whose aesthetic fits you better.
Phase 3 — Permits & foundation (4–8 weeks)
We handle Kootenai County building permit submission, shoreline permitting for lakefront builds, and engineered foundation work. Idaho soils vary tremendously across the region — we've built on granite outcrops in Rathdrum, clay in downtown Coeur d'Alene, and sloped lakefront lots in Hayden — and our foundation design reflects whatever your lot gives us.
Phase 4 — Framing, mechanicals & finish (6–9 months)
This is where the craft shows. Our framers have worked with Eric for years. Our finish carpenters are the best in North Idaho. Every week you'll get photo documentation and an on-site walk-through if you want one. Most of our clients come out every 2–3 weeks; a few fly in monthly. Either works.
Phase 5 — Final walkthrough & warranty (ongoing)
Before you take keys, Eric walks the home with you room by room. We don't hand over a punch list for you to chase — we chase the punch list and then walk the finished home with you. Every home includes a written warranty. The 12-month anniversary walkthrough is standard.

All of our floor plans are fully customizable. Treat these as starting points, not finished specs.
Oakhaven — 2025 Parade of Homes People's Choice winner
Our most-requested plan. A four-bedroom, modern-vintage craftsman optimized for Kootenai County lots. Oakhaven combines open entertaining spaces with thoughtfully separated bedroom wings — the kind of floor plan that works equally well for a family with young kids and for empty-nesters hosting grown children. The 2025 Parade of Homes voters agreed: Oakhaven took the People's Choice Award.
Stonebridge
Four bedrooms, three-and-a-half baths. Stonebridge is our estate-scale plan — longer sightlines, more formal great-room proportions, and a detached option for a casita or guest suite. Builds well on larger Kootenai County and Rathdrum lots.
Belmont Manor
Four bedrooms, three-and-a-half baths. Belmont is our "elevated traditional" plan — more architectural formality than Oakhaven, more warmth than a strict modern. A popular choice for Hayden and Dalton Gardens estate lots.
Fully custom
If none of our floor plans fit your lot or your family, we design fully custom. Roughly a third of our builds each year are original designs drawn from scratch with you. Most of our lakefront work falls into this category — no two lakefront lots are alike, and we don't pretend they are.
Lakefront homes on Lake Coeur d'Alene and Hayden Lake
Lakefront is the thing we're most known for. We've built on Lake Coeur d'Alene, Hayden Lake, Twin Lakes, and Hauser Lake, and a lakefront build is genuinely different from a standard custom home:
Shoreline permitting goes through both Kootenai County and Idaho Department of Lands — it's slower than standard permitting and requires a builder who's done it before
Foundation design has to account for lot slope, water-table conditions, and frost line
Site drainage matters more than on any other lot type — water going the wrong way on a lakefront build is a generational problem
Exterior materials need to handle lake weather: UV reflection off the water, ice load, summer humidity, winter exposure
Dock & boathouse integration is usually part of the conversation even if we're not building the dock ourselves

You send us the plat, survey, and any existing site work you have
We schedule a site walk — typically a 1-hour visit with Eric
We give you a written feasibility summary: whether the lot can support the home you're imagining, what the likely permit path looks like, and a ballpark budget
If we're a fit, we move into pre-construction
There's no charge for the initial site walk and feasibility summary. We'd rather have the honest first conversation than find out six weeks in that the lot and the budget don't match.
Pricing and timeline expectations
We build in the luxury tier for the North Idaho market. We don't publish fixed starting prices because the combination of lot conditions, square footage, and finish level drives too much variance to quote a number that would mean anything. What we can tell you:
Timeline: 10–14 months from signed pre-construction agreement to keys, typical
Permitting adds: another 4–8 weeks for standard lots, 8–16 weeks for lakefront
Budget structure: fixed-price contracts with line-item transparency — every number in your contract ties to a specific scope
Change orders: priced and approved in writing before work begins — never after
